FIRST TIME APPLICANTS
Real Estate Licensing Process in Nova Scotia- First Time Applicants
To become a licensed real estate professional in Nova Scotia, you must complete the following steps:
1. Meet the Eligibility Requirements:
- 19 years old.
- High School diploma or equivalent.
- Provide a criminal record check.
- Legal authorization to work in Canada.
- Pass the Licensing Course exam.
2. Complete the Salesperson Licensing Course:
- Enroll in the Salesperson Licensing Course offered by NSAR (Nova Scotia Association of REALTORS®).
- The course covers topics such as real estate law, contracts, ethics, and industry practices.
- The course offers two options: classroom learning of 16 weeks (Monday Wednesday Friday) or virtual learning with up to six months to complete.

3. Pass the Licensing Exam
- After completing the course, you must pass the Salesperson Licensing Exam, which consists of 125 multiple-choice questions.
- A minimum score of 70% is required to pass.
4. Find a Brokerage
- You must work under a licensed real estate brokerage to practice.
5. Submit Your License Application
6. Maintain Your License
- Licensed REALTORS® in Nova Scotia must:
- Complete annual continuing education requirements.
- Follow NSREC regulations and the REALTOR® Code of Ethics.
- Renew their license annually.
